York Constructors successfully completes projects for our clients using several different delivery methods – from the traditional general contracting method to design/build, modified design/build, and construction management.
We can take care of any small projects such as adding a door, or small interior up-fits to large renovations, expansions, and new construction. We will work within the owner's objectives of time, cost, and quality to successfully complete the project.

Design - Bid - Build

Utilizing the Design - Bid - Build approach is the traditional project delivery method. York Constructors maintains a highly skilled team of craftsmen, provides realistic schedules, and competitive pricing. We take full responsibility for our self performed work, as well as the quality and project schedule of the subcontractors. The ability to self-perform work provides a more direct approach to the management of the project. It results in fewer levels of administration as well as much better coordination.

Design - Build

Design - Build is gaining popularity in our industry for the faster and lower cost projects with a single point contact. While other delivery methods require the Owner to separately contract with the Architect, and the Architect then must produce a complete set of plans and specifications, and next must receive bids before selecting a Contractor – the Design - Build Team approach allows continuous collaboration of all parties from the beginning of the project with a single focus of responsibility for the success of the project, and allows work to start much earlier in the process. We do the majority of our Design - Build projects on an "open book," guaranteed maximum cost contract.

Modified Design - Build

We also have completed many successful projects utilizing various alternative of the Design - Build approach where the Architect and Structural Engineer are hired by the Owner, but the Mechanical and Electrical design is done through York Constructors.

Construction Management

When time does not allow for the setting of a fixed price, or your need is not for a General Contractor, but for someone to manage multiple contractors in a project then York Constructors can provide Construction Management services. We assist clients with scheduling, budgeting, constructability reviews, and preparation and solicitation of bid packages along with awarding trade subcontracts.

Preconstruction Services

The success of a construction project is most often determined during the design and planning stage. Selecting York Constructors to provide preconstruction services in the early stages of a project enables the Architect to maximize the value as well as maintaining the integrity of the design.

York Constructors will provide early budgeting of various design options. This allows the Architect and Owner to select the appropriate building scheme to fit within their budget. Estimates and a project schedule are developed early in the design, and are refined as the design stage progresses. As design details are developed, constructability reviews are conducted to ensure the project's success when it gets to the Construction Phase, and allows critical delivery and/or work items to be identified and expedited. This review process is continuous from the Conceptual Phase of the project's design through the completion of construction documents.
